For nearly three decades, I’ve sat across the table from families in both South & Central Florida at some of the biggest financial moments of their lives — buying their first home, refinancing, protecting what they’ve built, and planning for what comes next. Somewhere along the way, I noticed the same pattern showing up again and again: people were furnishing their financial lives before they’d ever poured the foundation.

Why I Wrote This Book

As the Broker of Record at Coldwell Banker Richwill Realty, I’ve built my career on more than just closing transactions. Between real estate, mortgage lending, and insurance, I’ve had a front-row seat to how these three pieces fit together – or fall apart – for the families I work with. Too often, someone comes in ready to buy a home without a plan behind them, or they’ve built a beautiful life on shaky financial ground.

I wanted to write something that speaks plainly, without judgment, to anyone standing at the start of that journey – whether you’re buying your first home, rebuilding after a setback, or simply trying to get your financial house in order for the first time. I’m a first-generation college graduate myself, and I know what it’s like to build something from the ground up without a blueprint handed to you. This book is the blueprint I wish I’d had.
